Single-Module Café with Kitchenette, WC and Terrace

A compact café for customer-facing locations

This configuration uses one P600 module to create a compact modular café for the retail and hospitality sector. Its 5.9m x 2.2m footprint provides approximately 11 m² of internal floor area, making it suitable for coffee operators, parks and visitor attractions where space needs to be used carefully. The single-storey format keeps the building straightforward to position and gives customers direct access from the adjoining terrace.

Single-module layout

The ground-floor module contains the complete café layout, including the kitchenette and WC. On the exposed north-facing 5.9m wall, two large windows provide a broad customer-facing frontage and allow natural light into the interior. Each 2.2m end wall has a full-size window: one on the east elevation and one on the west elevation. Together, these openings create visibility through the building from several directions.

The exposed south-facing 5.9m wall is fitted with a double-leaf glazed door, providing the main entrance from the terrace side. A covered, ground-level timber terrace deck runs alongside the building, creating a defined outdoor area for approaching, ordering or sitting beside the café. Its final relationship with surrounding paths and levels should be considered during site planning.

Exterior finish and internal fit-out

The exterior is finished in smooth timber-effect cladding, giving the café a warmer appearance suited to leisure destinations, public parks and visitor settings. A flat roof with a slim fascia keeps the overall profile clean and restrained. The extensive glazing makes the small format feel open while helping operators maintain a visible connection with customers outside.

Inside, the module is supplied to a full fit-out standard with a kitchenette and WC. The kitchenette provides a practical base for the operator’s serving and preparation requirements, while the dedicated WC keeps the essential facilities within the same building. Any operator-specific equipment, final service requirements or changes to the standard layout must be agreed as part of the quotation.

Price and delivery

The indicative price is £12,550 ex VAT, or £15,060 inc VAT, for the standard fitted specification. Delivery, groundworks and site-specific works are quoted separately because access, distance, ground conditions and required service connections vary between locations. Any requested changes to the layout, openings, finishes or fit-out may also affect the final price.

Lead time and siting requirements

A typical lead time is 8–12 weeks from order and approval of the final specification. The programme may vary according to workload, requested changes and site readiness, so installation planning should account for both manufacture and the separate preparation of the location.

Before delivery, the site requires a suitable prepared base and clear access for the module to reach its installation position. Ground levels, drainage, utility connections and the interface between the timber terrace and surrounding surfaces must be confirmed for the specific location. Delivery routes and the working area needed for installation should also be checked in advance. Groundworks, service connections and other site-specific works are not included in the indicative building price and will be assessed separately.
