Two-module run layout
This P600 configuration uses two steel-framed modules arranged in a straight, single-storey run. Together, they create an overall footprint of 11.8m x 2.2m and approx. 22.80 m² usable internal area before partitions. Each module measures 5.9m x 2.2m externally, with an external height of 2.40m and an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m.
The layout is intended as a compact beauty salon for beauty therapists and salon owners. Its long form provides space for the final treatment, reception, waiting or support areas to be agreed during layout confirmation. Windows and entrance
The exposed north side of Module 1 has two large windows. Its south side has a large window, a double glazed door and a further large window, while the exposed west end has one large window.
Module 2 also has two large windows on its north side and two large windows on its south side. A further large window is positioned in the exposed east end. This stored arrangement gives the salon glazing along both long elevations as well as at each exposed end, with customer access through the double glazed door on the south side of Module 1.
Anthracite external finish
The exposed walls are finished with Anthracite ARLINE AR16016 grooved plank cladding applied between the frame. The boards run vertically across the north, south and west walls of Module 1 and the north, south and east walls of Module 2. Cladding is included within the configured estimate as selected, but its cost is not separately itemised in public pricing.
Above, the building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia has been selected for this configuration.
Requested WC and internal finishes
A WC has been requested, with its final position and arrangement to be confirmed in the completed internal layout. The WC room requires hygienic wall panels and wet-room PVC flooring. No shower room is specified in this stored design.
Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard and other hygienic-panel styles can be selected as upgrades or alternative choices. Room-by-room flooring selections also remain subject to the final quotation and specification rather than being fixed by this configuration.
Estimate and site considerations
The indicative configured estimate is £27,800 excluding VAT, or £33,360 including VAT, subject to quotation and confirmation of the final layout and details. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.
