Four-module grid configuration

This stored P600 design places four steel-framed modules in a single-storey grid, creating an overall footprint of 11.8m x 4.4m and approximately 46m² of usable internal floor area. Each module measures 5.9m x 2.2m, has an external height of 2.40m and provides an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m.

The joined layout is intended as a construction-sector site office for main contractors and site managers. Its four-module scale allows the final internal arrangement to incorporate working areas alongside the requested kitchenette and WC, subject to confirmation in the quoted layout. Windows and access

The exposed elevations use a defined mix of small windows, large windows and a single glazed entrance door:

• Module 1 north wall: large window, single glazed door and large window.
• Module 1 west end: two small windows.
• Module 2 north wall: small window, large window and small window.
• Module 2 east end: two small windows.
• Module 3 south wall: small window, large window and small window.
• Module 3 west end: two small windows.
• Module 4 east end: two small windows.
• Module 4 south wall: small window, large window and small window.

This opening schedule gives the building glazing across its north, south, east and west exposed walls. The glazed door is positioned on the north wall of Module 1. Final fixture details and finishes are confirmed by quotation.

Anthracite external finish

All selected exposed walls are finished with Anthracite ARLINE AR16016 grooved plank cladding between the frame. The boards run vertically across the north and west walls of Module 1, the north and east walls of Module 2, the south and west walls of Module 3, and the east and south walls of Module 4.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is specified in this configuration. The Anthracite grooved finish provides a consistent treatment around the exposed perimeter without changing the stated 11.8m x 4.4m footprint.

Requested internal fit-out

A kitchenette and WC are requested for the final plan, with their positions and details to be confirmed during quotation. The WC area requires hygienic wall panels and wet-room PVC flooring. Elsewhere, the included wall finish is white, lightly ribbed insulated sandwich panelling.

Plasterboard and other hygienic-panel styles remain selectable upgrades or choices rather than included features of this stored configuration. Room-by-room flooring can also be selected when the layout is finalised; no specific general flooring finish is included as a claim here. Estimate, transport and siting

The indicative configured estimate is £54,000 excluding VAT, or £64,800 including VAT, and remains subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.

Final siting is subject to survey, including confirmation of access, ground conditions and the works needed for the intended location. The quotation will confirm the final internal arrangement, selected finishes, transport requirements and any site-specific items associated with this four-module office.
