Building size and arrangement

This configuration combines six P600 steel-framed modules in a single-storey grid measuring 17.7m long by 4.4m wide. Each module measures 5.9m by 2.2m, creating approximately 68 m² of usable internal floor area once linked together.

Designed for the Construction sector, the building provides a practical toilet and shower block for large sites. The same configuration can also serve holiday parks and campsites that need a substantial washroom building with a compact rectangular footprint.

Module-by-module layout

The six modules form two rows of three. Openings are positioned around the exposed north, south, east and west elevations, while the joined walls create the wider internal plan.

• Module 1 has the main glazed single entrance door on its north-facing 5.9m wall, with one small window on either side. Its west-facing end has one high-level, top-only window.
• Module 2 has two high-level, top-only windows along the exposed north-facing wall.
• Module 3 has two high-level, top-only windows on the north wall and a further high-level window in its east-facing end.
• Module 4 has two high-level, top-only windows on the south wall, plus one high-level window in the west-facing end.
• Module 5 has two high-level, top-only windows along its exposed south-facing wall.
• Module 6 has two high-level, top-only windows on the south wall and one additional high-level window in its east-facing end.

Exterior finish and internal fit-out

The exterior is finished in horizontal Anthracite cladding. A flat roof with a slim fascia keeps the overall appearance simple and contemporary. The combination of small entrance-side windows and high-level top-only windows provides daylight and opening ventilation while limiting direct views into washroom areas.

The standard fitted specification includes WC and shower facilities within the approximately 68 m² interior. Final room divisions, fixture quantities and service positions should be confirmed as part of the project specification, allowing the washroom arrangement to reflect expected occupancy and the requirements of the chosen site.

Price and programme

The indicative price is £64,500 excluding VAT, or £77,400 including VAT, for the six-module building in the standard fitted specification described. Delivery, groundworks and any site-specific works are not included in this figure and are quoted separately after the location, access and project requirements have been assessed.

A typical lead time is 8–12 weeks. The programme is confirmed for each order and may depend on final specification approval, site readiness and delivery arrangements. Siting requirements

The building requires a suitable level base designed for the site conditions and completed before delivery. There must also be adequate access for delivery vehicles, unloading and positioning all six modules. Routes and connection points for the WC and shower services need to be established in advance. Groundworks, external service connections, access restrictions and other site-specific works are assessed and priced separately, and any applicable planning or regulatory requirements should be established for the proposed location.
