Five-module configuration and scale

This construction site office uses five P600 modules arranged across a single-storey grid with an overall footprint of 17.7m x 4.4m. The configuration provides approximately 57m² of usable internal floor area. Each steel-framed module measures 5.9m x 2.2m, with an external height of 2.40m and an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m.

The modules occupy five positions within a grid spanning three module bays in length and two in depth. Modules 1, 2 and 3 form the north side, while Modules 4 and 5 occupy the south-west and south-east positions. This creates a defined single-storey arrangement for a substantial site office, suited to the day-to-day requirements of main contractors, site managers and their teams.

Windows and entrance arrangement

Module 1 provides the main glazed entrance on its exposed north wall, positioned with a large window on either side. Its exposed west end also has a large window. Module 2 has a large north-facing window between two small windows. Module 3 repeats this three-window arrangement on both its north and south walls, with a further large window on the exposed east end.

• Module 4 has two small windows and one large window on its south wall, plus a large window on its west end.
• Module 5 has the same small-large-small window arrangement on its south wall, plus a large window on its east end.
• The entrance is a single glazed door on the north wall of Module 1.

Selected exterior and roof

The exposed outside walls are finished between the frame with Smooth plank cladding, reference AR16016, in Gri (Grey). This selected finish covers the north and west walls of Module 1, the north wall of Module 2, and the north, east and south walls of Module 3. It also covers the south and west walls of Module 4 and the east and south walls of Module 5. Cladding remains subject to the final quotation and is not separately itemised in public pricing.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia has been selected for this configuration.

Requested internal fit-out

The requested fit-out includes a kitchenette and WC, with their positions and final details to be confirmed in the completed layout and quotation. The included wall finish elsewhere is white, lightly ribbed insulated sandwich panelling. Because this configuration requests a WC, the toilet room requires hygienic wall panels and wet-room PVC flooring.

Plasterboard and alternative hygienic-panel styles are selectable upgrades or choices rather than included finishes. Room-by-room flooring selections are also subject to confirmation and should not be treated as fixed unless recorded in the final quotation. Fixtures, finishes and layout details shown in illustrations remain indicative until confirmed through the configuration process.

Estimate, transport and siting

The indicative configured estimate is £67,700 excluding VAT, or £81,240 including VAT, subject to quotation. Transport is priced according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are separate.

Final siting is subject to a site survey and assessment of access, levels, ground conditions and positioning requirements. The footprint, access route and operational clearances should therefore be reviewed before the final quotation and site arrangements are agreed.
