4-Module Wide-Layout Shop with WC

A wide four-module retail layout

This configuration links four steel-framed P600 modules side by side to create a single-storey modular shop with a 5.9m x 8.8m footprint. The combined building provides approximately 46 m² of usable internal floor area. Each module measures 5.9m x 2.2m, with an approximate usable interior of 5.7m x 2.0m, an external height of 2.40m and a 2.16m internal ceiling.

The wide arrangement gives independent retailers, farm shops and pop-up operators a broad retail space rather than a long, narrow plan. The final internal layout, including the position and arrangement of the requested WC, is confirmed during quotation. Glazed entrance and window arrangement

Module 1 forms the north side of the building. Its exposed 5.9m north wall has a single glazed door positioned between two large windows. The exposed east and west ends each have a further large window.

Modules 2 and 3 sit within the wide arrangement, with one large window at each exposed 2.2m east and west end. Module 4 forms the south side, where two large windows are specified along the exposed 5.9m wall. Its east and west ends also each contain a large window. Together, these openings provide glazing across the principal outer walls and both ends of the linked configuration.

Light Grey insulated exterior

The exterior uses included vertical insulated sandwich panels in Light Grey, RAL 7035. The selected exposed outside walls have the standard smooth panel finish. This applies to the north, east and west walls of Module 1; the east and west walls of Modules 2 and 3; and the east, south and west walls of Module 4.

Above, the configuration has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is specified. Final fixture, junction and finishing details are confirmed in the project quotation rather than assumed from illustrations.

Requested WC and internal finishes

A WC has been requested for this shop, subject to confirmation in the final layout and quotation. Toilet or shower rooms require hygienic wall panels and wet-room PVC flooring. The precise WC arrangement and associated finishes must therefore be agreed before the specification is finalised.

Elsewhere, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. Plasterboard and alternative hygienic-panel styles are selectable choices or upgrades rather than included features of this stored design. Room-by-room flooring selections are also not fixed in the configuration and can be reviewed when the building is configured for quotation.

Indicative price and site considerations

The indicative configured estimate is £51,600 excluding VAT, or £61,920 including VAT, subject to quotation and final specification. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are separate.

Placement and access are subject to a site survey. The survey and quotation process will consider vehicle access, module positioning, ground conditions and any site-specific requirements before the final scope and price are confirmed.
