Four-module configuration

This modular shop is formed from four P600 steel-framed modules linked in a single-storey run. Together, they create an overall footprint of 23.6m x 2.2m and approximately 46 m² of internal usable floor area. Each module measures 5.9m x 2.2m externally, with an approximate usable interior of 5.7m x 2.0m.

The external height of each module is 2.40m, while the internal ceiling height is 2.16m. The straight configuration creates a long retail format suited to product displays, customer circulation, service points and supporting facilities, subject to confirmation of the final internal layout.

Glazed openings and entrance

The exposed north and south sides are extensively glazed across the four-module run. Module 1 has two large windows on its north wall. Its south wall has a large window, a single glazed door and a second large window, creating the customer entrance within this module. A full-size window is positioned in the exposed west end wall.

• The exposed east end wall of Module 4 has a full-size window.

This arrangement provides glazing along both long elevations and at each outer end of the completed run. The adjoining module ends form the connected internal arrangement rather than exposed external walls.

Black Grey external finish

The selected outside walls use vertical insulated sandwich panels in Black Grey, RAL 7021, with a smooth finish. This treatment applies to the exposed north, south, west and east walls identified in the configuration. The roof is flat and finished with an approximately 120mm steel-frame fascia; no additional fascia has been selected.

External cladding is included in the configured design, but its commercial detail is confirmed within the final quotation rather than itemised publicly. Final fixture, finish and colour details should also be checked against that quotation.

Internal finish and requested WC

White, lightly ribbed insulated sandwich panels are the included internal wall finish outside any toilet or shower room. A WC has been requested for this shop, but its position and final arrangement remain to be confirmed as part of the completed layout.

Where the confirmed design includes a toilet or shower room, that space requires hygienic wall panels and wet-room PVC flooring. These requirements apply specifically to the relevant room rather than establishing a flooring specification for the rest of the shop. Plasterboard, alternative hygienic-panel styles and room-by-room flooring selections remain available choices or upgrades and are not included unless stated in the quotation.

Retail use and configured estimate

This configuration is intended as a modular shop for the Retail & Hospitality sector. Its linear layout is particularly relevant to independent retailers, farm shops and pop-up operators requiring an approximately 46 m² sales environment.

The indicative configured estimate is £51,600 ex VAT, or £61,920 including VAT, subject to quotation. Transport is priced according to postcode and site access. Offloading or cranage, groundworks and other site-specific works are separate and are not included in this estimate. Configuration details can be reviewed through the building configurator.

Site assessment

Placement is subject to a site survey and confirmation of access, levels, ground conditions and any location-specific requirements. The quotation will establish the final scope, including transport, external finish details, the WC arrangement and any selected internal wall or flooring upgrades.
