A practical café layout across four modules
This configuration uses four linked P600 modules to create a single-storey building with a 5.9m x 8.8m footprint and approximately 49 m² of internal floor area. Each steel-framed module measures 5.9m x 2.2m. The modules are arranged side by side from north to south, producing a broad café space suited to customer seating, service areas and day-to-day operation.
Designed for the Retail & Hospitality sector, this building is intended for coffee operators, parks and visitor attractions. Module-by-module arrangement
Module 1 forms the northern section of the building. Its exposed north wall has a single glazed door, providing the specified customer or staff entrance. The exposed 2.2m east and west ends each have one full-size window, bringing light into both sides of the module.
Module 2 sits alongside Module 1 within the linked layout. Its exposed east and west ends each contain a full-size window. There are no additional external door or window openings specified for this module.
Module 3 follows the same opening arrangement as Module 2, with one full-size window in the east end and one in the west end. Together, the regularly positioned end windows provide consistent glazing along both sides of the completed building.
Module 4 forms the southern section. It has a full-size window in both its east and west ends, plus two large windows in the exposed 5.9m south wall. These two south-facing openings create a prominent glazed elevation suitable for a customer-facing modular café. Across the complete configuration, there are eight full-size end windows, two large windows and one single glazed door.
External finish and internal fit-out
The exterior is finished in smooth timber-effect cladding, giving the café a clean appearance suited to leisure, retail and visitor settings. A flat roof with a slim fascia keeps the roofline simple and unobtrusive.
The internal fit-out includes a kitchenette and WC. These facilities support the building’s intended café use while leaving the wider internal arrangement available for the operator’s service, seating and circulation requirements. Price and programme
The indicative price is £43,000 excluding VAT, or £51,600 including VAT, for the standard fitted specification described here. This covers the four-module building with the stated timber-effect exterior, door and window arrangement, kitchenette and WC. Delivery, groundworks and other site-specific works are not included in this figure and are quoted separately once the site requirements are known.
A typical lead time is 8–12 weeks. The programme depends on final specification approval, production scheduling and the requirements of the installation site.
Preparing the site
The building requires a suitable prepared base and clear access for delivery and installation. Ground conditions, levels, foundations or supports, service connections and installation access must be assessed for the individual location. Space must also be available for the delivery and lifting operation.
Planning permission, Building Regulations requirements and any other site-specific approvals should be established before installation. Groundworks, utility connections and other works outside the standard fitted building are confirmed separately for each project.
