Wide three-module retail layout

This configured modular shop uses three P600 steel-framed modules arranged side by side on one storey. Together, they create a footprint of 5.9m x 6.6m and provide approximately 34 m² of usable internal floor area. Each module measures 5.9m x 2.2m externally, with an approximate usable interior of 5.7m x 2.0m. The external module height is 2.40m, while the internal ceiling height is 2.16m.

The wide arrangement joins the three modules across their long sides to form a broader retail interior. It is suited to independent shops, farm shops and pop-up operators in the Retail & Hospitality sector. The final internal arrangement, including the requested WC, is confirmed as part of the quotation and layout process.

Glazed elevations and entrance

The north-facing long wall of Module 1 has a double glazed entrance door positioned between two large windows. Its east and west end walls each have a full-size window. Module 2 has a full-size window in both its east and west end walls.

Module 3 completes the opposite side of the building. Its south-facing long wall has two large windows, while its east and west end walls each have a full-size window. This stored configuration therefore provides glazing across both long elevations and every exposed module end.

Anthracite Grey exterior

The selected external finish uses included vertical insulated sandwich panels in Anthracite Grey, RAL 7016. Smooth standard insulated panels are specified on the exposed north, east and west walls of Module 1; the east and west walls of Module 2; and the east, south and west walls of Module 3.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is selected. Final colours, junction details, fixtures and visible finishes are confirmed by quotation rather than inferred from illustrations.

Internal finishes and requested WC

Outside the toilet area, the included internal wall finish is white, lightly ribbed insulated sandwich panelling. A WC has been requested, but its final position and specification remain subject to confirmation in the completed layout. Toilet or shower rooms require hygienic wall panels and wet-room PVC flooring.

Plasterboard, alternative hygienic-panel styles and room-by-room flooring selections are available as choices or upgrades. They are not included in this description unless confirmed in the final quotation. Any counters, shelving, signage, lighting effects, furniture or display equipment shown in visual material should also be checked against the quoted scope.

Price and site considerations

The indicative configured estimate is £38,700 excluding VAT, or £46,440 including VAT, subject to quotation. Transport is calculated separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.

Placement and access must be assessed for the intended site. Ground conditions, levels, service routes, vehicle access and lifting requirements may affect the final proposal. Dimensions and the requested fit-out can be reviewed through the configuration process, with siting subject to survey and quotation.
