3-Module Shop with WC and Glazed Entrance

A practical linear retail space

This P600 configuration uses three linked modules in a straight run, creating a building with a 17.7m x 2.2m footprint and approximately 37 m² of internal floor area. Its long, narrow format is well suited to product displays, customer circulation and service areas. Designed for Retail & Hospitality use, it offers independent retailers, farm shops and pop-up operators a defined building specification rather than a loosely estimated concept. Module-by-module layout

Module 1 forms the western end of the shop. Its north-facing 5.9m wall has two large windows, while the south-facing wall has one large window, a pair of glazed entrance doors and a second large window. A full-size window fills the exposed western 2.2m end, giving this end module glazing on three sides.

Module 2 sits at the centre of the run. It has two large windows on its exposed north wall and two large windows on the south wall. As the middle module, both 2.2m ends connect to the adjoining P600 modules.

Module 3 forms the eastern end. The north wall has two large windows, with a further two large windows on the south wall. Its exposed eastern end includes a full-size window. Across the complete configuration, the shop has twelve large side windows, two full-size end windows and one double glazed-door entrance.

Entrance, glazing and customer access

The pair of glazed doors is positioned on the south side of Module 1, establishing a clear customer entrance towards the western end of the building. The repeated windows along both long elevations give the shop extensive display and daylight opportunities, while the full-size windows at each end open up views along the full 17.7m run.

External finish and internal fit-out

The exterior is finished in smooth Anthracite cladding, giving the building a clean, consistent appearance. A flat roof with a slim fascia keeps the roofline visually restrained across all three modules. The internal fit-out includes a WC, supporting day-to-day staff and customer use without requiring a separate welfare module. No additional rooms or internal facilities beyond the stated fitted specification are assumed.

Indicative price and specification

The indicative price is £32,250 excluding VAT, or £38,700 including VAT, for the standard fitted specification. This covers the three-module P600 building in the configuration described, including the specified Anthracite external finish, doors, windows and WC. Lead time and siting requirements

A typical lead time is 8–12 weeks, subject to specification confirmation, production scheduling and site requirements. Before installation, the site must have a suitable prepared and level base, adequate access for delivery and installation, and any required service connections planned for the WC. Ground conditions, drainage, utilities, access constraints and applicable permissions need to be assessed for the individual location. These site-specific elements are reviewed and priced separately from the standard fitted building.
