A practical wide-format layout

This P600 building uses three 5.9m x 2.2m steel-framed modules linked side by side in a wide, single-storey arrangement. Together, they create a 5.9m x 6.6m footprint and approximately 39 m² of internal floor area. The configuration is designed as a site office for the construction sector, giving main contractors and site managers an enclosed working environment with a kitchenette and WC included in the fit-out.

Module-by-module arrangement

In the stated orientation, Module 1 is on the northern side, Module 2 occupies the centre and Module 3 forms the southern side of the building.

• Module 1 has a single glazed entrance door on its exposed north wall, positioned between two small windows. Its exposed east and west end walls each have one large window.
• Module 2 has one large window in its exposed east end wall and another large window in its exposed west end wall.
• Module 3 has one large window at each exposed end. Its south wall contains three small windows, providing additional daylight along the full 5.9m side.

Across the complete building, the specified arrangement provides one glazed external door, six large end windows and five small side windows. The linked modules create a broad internal footprint rather than a long, narrow office, making the available area suitable for a working site team. The brief does not prescribe the internal position of the kitchenette or WC within that footprint.

Exterior and internal fit-out

The exterior is finished in horizontal Anthracite cladding, giving the office a restrained appearance suited to an active construction site. A flat roof with a slim fascia keeps the overall profile clean and compact. The windows on both 2.2m ends of all three modules provide balanced daylight from the east and west, while the smaller north and south windows add further light around the longer elevations.

The internal fit-out includes a kitchenette and WC, supporting day-to-day use by site management staff without requiring separate facilities for these functions. Indicative price and programme

The indicative price is £32,250 excluding VAT, or £38,700 including VAT, for the standard fitted specification. This covers the three-module building in the configuration described, including the specified Anthracite exterior, flat roof, glazed door, windows, kitchenette and WC. Delivery, groundworks and any site-specific works are not included and are quoted separately for the project.

A typical lead time is 8–12 weeks. The actual programme depends on production capacity, confirmation of the final specification and the requirements of the destination site. Delivery timing should be coordinated with completion of the base, access arrangements and any required service preparations.

Preparing the site

The building requires a suitable prepared and level base for its 5.9m x 6.6m footprint. The site plan must also provide adequate access for delivery vehicles and the agreed offloading and positioning method. Responsibility for groundworks, external service connections, drainage arrangements and other site-specific works should be established before delivery.

Because this is a three-module building, each section is transported separately and linked on site. Access routes, working space and overhead or boundary restrictions must therefore be reviewed as part of the delivery quotation.
