Three connected P600 modules
This configuration uses three P600 steel-framed modules connected in a single-storey run. Each module measures 5.9m x 2.2m, creating an overall external footprint of 17.7m x 2.2m. The building is 2.40m high externally, with a 2.16m internal ceiling.
Each module provides an approximate usable interior of 5.7m x 2.0m. Across the three modules, the conservative allowance is approximately 34.2 m² of usable internal area before partitions. A connected open layout may provide more usable space, but the final arrangement will depend on the confirmed room plan, kitchenette, WC and associated partitions.
Window and entrance arrangement
The stored design includes fourteen large windows and one single glazed door across the exposed perimeter walls. Module 1 has two large windows on its north side. Its south side has a large window, the single glazed entrance door and a second large window, while the exposed west end has one large window.
Module 2 sits in the centre of the run, with two large windows on its north side and two on its south side. Module 3 completes the run with two large windows to the north, two to the south and one large window on its exposed east end. This opening arrangement is specific to the configured building and supports a bright setting for a beauty salon.
Anthracite slatted exterior
All selected exposed outside walls are finished with Anthracite ARLINE 24136 slatted cladding applied between the frame. The boards run vertically across the north and south walls of all three modules, the west end wall of Module 1 and the east end wall of Module 3.
The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is included in this configuration. Final details of the cladding, openings and visible finishes are confirmed through the project quotation.
Requested salon fit-out
A kitchenette and WC have been requested, with their exact positions and surrounding partitions to be confirmed in the final internal layout. Insulated sandwich panels are the included wall finish elsewhere in the building. Other internal finishes can be selected to suit the confirmed room arrangement.
Bathroom walls use 40mm waterproof insulated sandwich panels as standard, with hygienic panels available as an option. Plaster can be applied outside bathroom walls when that finish is selected. Wet-room PVC flooring applies to shower rooms; a shower room is not included in the stored request and would need to be specified separately.
Price and site considerations
The indicative configured estimate is £41,500 excluding VAT, or £49,800 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.
