Configuration overview

This P600 configuration uses three 5.9m x 2.2m steel-framed modules arranged in a straight run. The completed single-storey building has a footprint of 17.7m x 2.2m and provides approximately 37 m² of internal floor area. It is designed as a practical modular shop for the Retail & Hospitality sector.

Module-by-module layout

Module 1 forms the western end of the building. Its exposed north wall has two large windows. The south wall has a large window, a single glazed door and a second large window, providing the specified external entrance and a well-glazed customer-facing elevation. A full-size window fills the exposed west end.

Module 2 sits in the centre of the run. Both exposed long walls are arranged with two large windows: two facing north and two facing south. This central bay continues the consistent glazing pattern through the middle of the shop.

Module 3 forms the eastern end. Its north wall has two large windows, while its south wall also has two large windows. The exposed east end is finished with a full-size window, balancing the full-size west-end window in Module 1.

Customer access and natural light

The single glazed door is positioned on the south side of Module 1. Across the full configuration, twelve large windows and two full-size end windows give the shop extensive glazing on every exposed elevation. This provides clear outward views and useful daylight throughout the long, narrow floor plan.

External finish

The exterior is finished in black timber cladding, giving the building a clear, contemporary appearance suited to independent retail, farm-shop and pop-up settings. A flat roof with a slim fascia keeps the roofline restrained and consistent across all three connected modules.

Internal fit-out

The building is supplied to a full fit-out standard, with a WC included in this configuration. The three connected modules provide a straightforward retail footprint that can accommodate sales, display and customer circulation areas. Any site-specific service connections or additional fit-out requirements should be established before the order is finalised.

Indicative price

The indicative price is £32,250 excluding VAT, or £38,700 including VAT, for the standard fitted specification described here. Delivery, groundworks and site-specific works are not included in that figure and are quoted separately. Requirements outside the stated configuration may also affect the final quotation. Typical lead time

A typical lead time is 8–12 weeks. The confirmed programme depends on the final specification, order schedule and site readiness. Delivery and installation dates are agreed as part of the project planning process rather than assumed from the indicative lead time alone.

Siting requirements

The site must be prepared for the 17.7m x 2.2m footprint before delivery. Ground conditions, the required base or foundations, delivery access and the route to the final position all need to be assessed for the individual location. The WC also requires suitable site services and connections. Groundworks, service connections and other site-specific works are assessed and priced separately from the standard fitted building.
