    Three-module run layout

This configuration uses three P600 steel-framed modules arranged end to end as a single-storey run. Its external footprint is 17.7m x 2.2m, with each module measuring 5.9m x 2.2m. Each unit is 2.40m high externally and has a 2.16m internal ceiling height.

Using a conservative allowance of approximately 5.7m x 2.0m per module, the building provides approximately 34.2m² of usable internal area before partitions. A connected open layout may provide more space, depending on the final junctions and room arrangement. The long, narrow format can support customer circulation, merchandise displays, service counters or hospitality functions within the confirmed plan. See the wider modular shops use case for further context.

    Windows, entrance and serving opening

The exposed north wall of Module 1 includes a sliding drive-through serving window. Its south wall has a large window, a glazed double door and a second large window, while the exposed west end has another large window.

Module 2 has two large windows on its exposed north wall and two large windows on its exposed south wall. Module 3 repeats this arrangement, with two large windows to the north and two to the south. A further large window is positioned in the exposed east end of Module 3.

Together, these openings create multiple glazed elevations across the shop and provide a dedicated serving point in addition to the glazed customer entrance. Final operating zones, counters and circulation routes are confirmed as part of the completed room layout.

    Selected exterior and roof

The selected exposed outside walls use standard insulated sandwich panels with a smooth finish in Pure White, RAL 9010. These vertical panels are included across the north, south, west and east elevations identified in the configuration. The building has a flat roof with an approximately 120mm steel-frame fascia; no additional fascia has been selected.

    Requested WC and internal finishes

A WC has been requested, with its position, size and relationship to the retail space to be confirmed in the final layout. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, while hygienic panels are available as an optional selection. Where chosen, plaster applies outside the bathroom walls.

Elsewhere, insulated sandwich panels are the included internal wall finish. Any alternative wall treatments, flooring and room-specific finishes are selected against the final plan rather than assumed from illustrations. The precise partition arrangement will also affect the usable open area available to the shop.

    Configured estimate and site considerations

The indicative configured estimate is £38,700 excluding VAT, or £46,440 including VAT, subject to quotation and confirmation of the final specification. The design can be reviewed through the building configurator before quotation.

Transport is priced separately according to the site postcode and access conditions. Offloading or cranage, groundworks and other site-specific works are also separate. Siting remains subject to survey, including confirmation of access, ground conditions, service requirements and the practical positioning of the 17.7m x 2.2m building.
