Configuration overview

This P600 configuration uses three steel-framed modules linked in a straight run. The completed single-storey building has a 17.7m x 2.2m footprint and provides approximately 37 m² of internal floor area. Its long, narrow format makes practical use of restricted plots while providing a dedicated workspace for beauty therapists and salon owners. Module-by-module layout

The modules are arranged end to end, with Module 1 at the west end, Module 2 in the centre and Module 3 at the east end. Their linked end walls form the internal connections between each section of the building.

Module 1 contains the building’s glazed entrance. Its exposed north wall has two large windows, while the south wall has a large window, a single glazed door and a second large window. A further large window is fitted in the exposed west end wall. This gives the entrance end glazing on three elevations.

Module 2 forms the centre of the run. Both end walls connect to the adjoining modules, while the exposed north and south walls each contain two large windows. This central section therefore receives daylight from both long elevations.

Module 3 completes the eastern end of the building. Its north wall has two large windows, its south wall has two large windows and its exposed east end wall has one large window. The west end connects directly to Module 2.

Across the complete configuration, there are 14 large windows and one single glazed entrance door. The openings are distributed along both long elevations and across the two exposed end walls, providing extensive glazing throughout the salon without adding openings that are not part of this specification.

Exterior finish

The exterior is finished in smooth Light grey cladding. A flat roof with a slim fascia keeps the roofline clean and understated, giving the salon a straightforward contemporary appearance suited to commercial, mixed-use or dedicated beauty and wellness settings.

Internal fit-out

The fitted specification includes a kitchenette and WC within the approximately 37 m² interior. The remaining internal area provides the main operational space for the beauty salon. Any requirements beyond the stated configuration, including additional internal divisions, specialist treatment equipment, furniture, signage or changes to the openings, should be discussed as site-specific or customised work. Price and programme

The indicative price is £32,250 ex VAT, equivalent to £38,700 inc VAT, for the standard fitted specification described here. This covers the three-module building with the stated Light grey exterior, flat roof, door and window arrangement, kitchenette and WC. Delivery, groundworks and other site-specific works are quoted separately because access, distance, site conditions and connection requirements vary between projects.

A typical lead time is 8–12 weeks. The confirmed programme will depend on the final specification, order schedule, site readiness and delivery arrangements. Site work and service planning should be coordinated early so the prepared location is ready when the modules are delivered.

Siting requirements

The building requires a suitable prepared and level base, together with clear access for delivery and installation. The site must also allow for the building’s full 17.7m x 2.2m footprint and any required working clearances. Electrical, water and waste connections will need to be planned for the kitchenette and WC. Ground conditions, access restrictions, service routes and other project-specific requirements are assessed separately and reflected in the final quotation.
