    Three-module run layout

This configuration uses three steel-framed P600 modules connected in a straight, single-storey run. Each module measures 5.9m by 2.2m externally, creating an overall external footprint of 17.7m by 2.2m. The building is 2.40m high externally and has a 2.16m internal ceiling height.

Each module provides an approximate usable interior of 5.7m by 2.0m. Based on a conservative per-module allowance, the complete configuration offers approximately 34.2m² of usable internal area before partitions. A connected open layout may provide more usable space, depending on the final internal arrangement and the position of the requested WC.

Designed for the Retail & Hospitality sector, this configuration is suited to independent shops, farm-shop retail areas and temporary trading concepts. More applications can be viewed on the modular shops page.

    Windows and customer access

The exposed elevations use a defined arrangement of large windows, end windows and glazed access. On Module 1, the north elevation has two large windows. The south elevation has two large windows with a pair of glazed doors between them, while the exposed west end has a full-size window.

Module 2 sits between the two end modules. Its exposed north and south elevations each have two large windows. Module 3 completes the run with two large windows on both its north and south elevations, plus a full-size window in the exposed east end.

    Anthracite external finish

The selected exposed wall areas are finished between the frame with Anthracite ARLINE AR16016 grooved plank cladding. The boards run vertically across the north and south elevations of all three modules, as well as the west end of Module 1 and the east end of Module 3. Cladding costs are confirmed within the project quotation and are not itemised publicly.

The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia has been selected for this configuration.

    Requested WC and internal finishes

A WC has been requested, with its exact position, dimensions and associated partitioning to be confirmed in the final layout. Bathroom walls use 40mm waterproof insulated sandwich panels as standard. Hygienic panels are optional, and plaster can be applied to the outside of bathroom walls when selected. Wet-room PVC flooring applies to shower rooms, although a shower room is not specified in this stored configuration.

Elsewhere, insulated sandwich panels are the included internal wall finish. Any alternative wall treatments, flooring choices or room-specific finishes are selected and confirmed for the final room layout and quotation. The arrangement can be reviewed through the configuration process.

    Price, transport and siting

The indicative configured estimate is £41,500 excluding VAT, or £49,800 including VAT, subject to quotation and confirmation of the final WC layout and finishes. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.

Final siting is subject to a site survey, including confirmation of access, levels, ground conditions and the works required for the chosen location. Illustrated fixtures and finishes should be treated as representative; the final supplied details are those confirmed in the quotation.
