2-Module Wide Modular Shop with WC

A practical wide-format retail layout

This configuration uses two 5.9m x 2.2m P600 modules installed side by side, creating a single-storey building with a 5.9m x 4.4m footprint. The combined internal floor area is approximately 24 m², providing a practical amount of space for customer-facing retail, displays, counters or service areas. It is designed for independent retailers, farm shops and pop-up operators within the Retail & Hospitality sector.

Module-by-module arrangement

Module 1 forms the north-facing side of the building. Its exposed 5.9m wall has a large window, a single glazed entrance door and a second large window. This creates a clearly defined customer entrance with glazing on both sides. The east and west 2.2m end walls each contain a full-size window, adding glazing at both ends of the module.

Module 2 forms the south-facing side. Its exposed 5.9m wall contains two large windows, giving the opposite elevation a balanced, well-glazed appearance. As with Module 1, both exposed 2.2m end walls have a full-size window: one on the east elevation and one on the west elevation.

Across the complete building, the specified arrangement provides one glazed entrance door, four large windows and four full-size end windows. There are no additional external doors, shutters or openings included in this configuration.

Exterior finish and internal fit-out

The exterior is finished in smooth Anthracite cladding, giving the shop a clean, contemporary appearance suited to permanent retail sites and temporary trading locations. A flat roof with a slim fascia keeps the overall profile simple and restrained. The internal fit-out includes a WC, supporting day-to-day use by staff without requiring a separate welfare module.

The indicative price is £21,500 ex VAT, or £25,800 including VAT, for the standard fitted specification. This covers the two P600 modules in the configuration described, including the Anthracite exterior, specified door and window arrangement, flat roof and WC. Delivery, groundworks and other site-specific works are not included and are quoted separately.

Lead time, delivery and siting

A typical lead time is 8–12 weeks, subject to specification, order timing and installation requirements. The layout can also be reviewed using the P600 configurator. Final programme dates are confirmed as part of the quotation and order process, alongside delivery and installation planning.

The building requires a suitable, prepared and level base, together with adequate access for delivery and installation. Ground conditions, vehicle access, lifting requirements and working space around the footprint must be assessed for the individual site. Connections serving the WC, including water and drainage, are site-specific. Planning requirements, utility connections and any additional external works remain the buyer’s responsibility unless expressly included within a separate quotation.
