2-Module Wide Modular Shop with WC

A practical wide-format retail layout

Two steel-framed P600 modules are positioned side by side to create one single-storey building with a 5.9m x 4.4m footprint. Each module measures 5.9m x 2.2m, producing approximately 24 m² of internal floor area across the completed shop. The wide layout gives independent retailers, farm shops and pop-up operators a compact customer-facing space without adding a second storey.

• Module 1 forms the north side of the building. Its exposed 5.9m elevation has a large window, a single glazed door and a second large window. The exposed east and west ends each have another large window.
• Module 2 forms the south side. Its exposed 5.9m elevation contains two large windows, while both the east and west ends have one large window each.

Glazing and customer access

The complete configuration has eight large windows and one single glazed entrance door. The door is positioned centrally between two windows on the north elevation, creating a clear customer entrance and a balanced shopfront. Additional windows on the south side and at all four exposed module ends bring glazing to every external elevation.

This arrangement is particularly useful where stock displays, customer circulation and visibility from more than one approach are important. The generous spread of glazing also allows the internal retail layout to make use of natural light while retaining defined wall areas for counters, shelving or displays.

External finish and internal fit-out

The exterior is finished in black timber cladding, giving the shop a clear, contemporary appearance suited to retail and hospitality settings. A flat roof with a slim fascia keeps the roofline simple and low-profile. The joined modules retain the robust steel-framed construction of the P600 system.

The internal fit-out includes a WC, allowing the building to support day-to-day staff use without relying entirely on separate facilities. The final WC service connections will depend on the site, so incoming water, drainage and any associated external works must be assessed as part of the installation planning.

Indicative price and specification

The indicative price is £21,500 excluding VAT, or £25,800 including VAT, for the standard fitted specification. This covers the two-module P600 building with the stated black timber-clad finish, flat roof, window and door arrangement, and internal WC. The final quotation will confirm the precise supply scope for the project.

Delivery, groundworks and site-specific works are quoted separately because access, distance, ground conditions and service requirements vary by location. Lead time and site preparation

Typical lead time is 8–12 weeks. The project programme is confirmed for each order and should allow for any required site preparation, permissions, service planning and access arrangements before delivery and installation take place.

The building requires a suitable level, prepared base designed for the modules and the specific ground conditions. The site must also provide safe access for delivery and installation equipment. Water and drainage connections are required for the WC, with any other utility connections determined by the intended shop operation. Planning requirements and site constraints should be checked for the proposed location before work begins.
