A practical 24 m² retail space

This P600 configuration uses two 5.9m x 2.2m steel-framed modules, linked side by side to create a wide, single-storey building. The completed footprint is 5.9m x 4.4m, with approximately 24 m² of internal floor area. It is designed as a compact modular shop for the Retail & Hospitality sector, including independent retail, farm shop and pop-up applications.

The wide arrangement gives the building a straightforward retail format rather than a long, narrow plan. The two modules form one coordinated building, providing space for product displays, counters and customer circulation while retaining a dedicated WC within the internal fit-out. The exact way the shop is furnished and merchandised can be planned around the buyer’s operation.

Module-by-module layout

Module 1 forms the north side of the shop. Its exposed 5.9m north elevation has a large window, a single glazed entrance door and a second large window. This creates a clearly defined customer entrance with glazing on both sides. The exposed east and west 2.2m end walls each have a further large window.

Module 2 forms the south side of the building. Its exposed 5.9m south elevation contains two large windows. The east and west 2.2m end walls also each contain a large window. Across both modules, the configuration therefore includes eight large windows and one single glazed door, giving the shop extensive glazing on every exposed elevation.

The entrance is positioned on the north side through the single glazed door in Module 1. The window arrangement supports outward-facing product displays and helps bring natural light into the retail area. There are no additional doors, shutters or terraces included in this configuration.

Exterior and internal fit-out

The exterior is finished in vertical timber-effect cladding, giving the shop a warmer appearance suited to rural retail sites, visitor destinations and independent high-street settings. A flat roof with a slim fascia keeps the overall profile simple and contemporary.

Internally, the two linked modules are supplied to Adacon’s standard fitted specification, including a WC. This is a fitted modular building rather than a shell-only structure. Adacon designs, manufactures and delivers the P600 system, with buildings delivered and installed across the UK.

Indicative price and programme

The indicative price for this two-module shop is £21,500 excluding VAT, or £25,800 including VAT. This price covers the standard fitted specification for the configuration described, including the two linked modules, specified external finish, listed door and windows, and internal WC. Delivery, groundworks and any site-specific works are quoted separately because access, distance, ground conditions and installation requirements vary by location.

A typical lead time is 8–12 weeks. The programme depends on specification sign-off, production scheduling and site readiness. Buyers can review other arrangements using the P600 configurator, but changes to the layout, openings or fit-out may affect both price and lead time.

Preparing the site

The building requires a suitable, level and prepared base. The site must also provide sufficient access for delivery vehicles and the equipment needed to position the two modules. Ground conditions, access restrictions, service connections and any local planning requirements should be established before installation. Groundworks and site-specific works are assessed and priced separately rather than included in the £21,500 excluding VAT figure.
