A linear two-module retail layout
This configuration places two P600 steel-framed modules in a single-storey run, creating an external footprint of 11.8m x 2.2m. The approximate usable internal area is 22.8m2 before partitions, based on a conservative per-module allowance. Connected open layouts may provide more space, depending on the final connection and room plan.
Each module measures 5.9m x 2.2m externally and has an external height of 2.40m. The approximate usable interior of each module is 5.7m x 2.0m, with a 2.16m internal ceiling. The adjoining module ends form the linear arrangement, while the precise internal connection and any WC partitions are confirmed in the final layout.
Windows and entrance arrangement
Module 1 has two large windows on its north wall. Its south wall contains a large window, a double-door glazed entrance and a second large window, while the exposed west end has a full-size window.
Module 2 also has two large windows on its north wall. Its south wall contains two further large windows, and the exposed east end has a full-size window. This is the stored opening arrangement for this particular modular shop configuration.
Selected external finish
The exposed walls are finished between the frame in Venge ARLINE AR14514 fine-ribbed cladding, with the boards installed vertically. The selected treatment covers the north, south and west exposed walls of Module 1 and the north, east and south exposed walls of Module 2, fitted around the specified openings.
The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia has been selected. Cladding forms part of the configured quotation and is not separately itemised in public pricing.
Requested WC and internal finishes
A WC has been requested, with its position and complete fit-out to be confirmed as part of the final room layout. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, while hygienic panels are an optional alternative. Where plaster is selected, it applies outside the bathroom walls.
Elsewhere, insulated sandwich panels are the included internal wall finish. Any alternative finishes are selected to suit the confirmed room arrangement. Wet-room PVC flooring applies to shower rooms; no shower room is specified in this stored configuration, so this finish should not be assumed for the requested WC.
Configured estimate and site requirements
The indicative configured estimate is £27,800 excluding VAT, or £33,360 including VAT, subject to quotation and confirmation through the configuration process. Final details, fixtures and finishes are established in the quotation rather than guaranteed by illustrations.
