Configuration and scale
This modular shop uses two P600 steel-framed modules linked in a single-storey run. Together, they form an external footprint of 11.8m x 2.2m. The configuration provides approximately 22.8m² of usable internal area before partitions, based on a conservative per-module allowance. Connected open layouts may provide more usable space, depending on the final room arrangement.
Each module is 5.9m x 2.2m externally and approximately 2.40m high, with an internal ceiling height of 2.16m. The approximate usable interior of each module is 5.7m x 2.0m. The long, narrow format supports a straightforward customer route, display arrangement or service-counter layout, subject to the final design.
Windows and entrance
Module 1 has two large windows on its exposed north wall. Its south wall contains a large window, a double glazed door and a second large window, while the exposed west end has a full-size window.
Module 2 also has two large windows on its north wall and two large windows on its south wall. A full-size window is positioned in the exposed east end. These specified openings make the configuration suitable for customer-facing retail and hospitality settings where natural light and outward visibility are important. External finish and roof
The exposed north, south and west walls of Module 1, and the exposed north, east and south walls of Module 2, use standard insulated sandwich panels. The selected finish is smooth Pure White, RAL 9010, with the panels arranged vertically.
The building has a flat roof with an approximately 120mm steel-frame fascia. No additional fascia is included in this stored configuration. Any changes to the external panel specification or finish are confirmed and priced through the final quotation rather than itemised publicly.
Internal finish and requested WC
A WC has been requested for this configuration, with its position and associated partitions to be confirmed in the final layout. Bathroom walls use 40mm waterproof insulated sandwich panels as standard, while hygienic panels are available as an optional selection. If a shower room is incorporated into a revised layout, wet-room PVC flooring applies within that room.
Elsewhere, insulated sandwich panels are the included internal wall finish. Plaster can be applied outside bathroom walls when selected, and other finishes are chosen to suit the confirmed room arrangement. Illustrated fixtures, finishes and layouts are indicative until the quotation records the final specification.
Price and site considerations
The indicative configured estimate is £25,800 excluding VAT, or £30,960 including VAT, subject to quotation. Transport is priced separately according to the delivery postcode and site access. Offloading or cranage, groundworks and other site-specific works are also separate.
Siting remains subject to a site survey and confirmation of access, ground conditions and the works required for the selected location.
