A practical office for construction sites

This P600 configuration provides a long, single-storey site office formed from four steel-framed modules linked in a run. The completed building has a 23.6m x 2.2m footprint and approximately 49 m² of internal floor area, providing useful office accommodation without adding a second storey. It is designed for main contractors and site managers who need a permanent-quality working environment for the duration of a project. Four-module run layout

Module 1 forms the western end of the building. Its exposed north wall has three small windows. The south wall has a single glazed entrance door positioned between two small windows, giving this module direct external access and natural light from both sides. A large window fills the exposed west end wall.

Module 2 sits directly alongside Module 1. It has three small windows on the north wall and three small windows on the south wall. As an intermediate module in the run, its short end walls connect to the neighbouring sections rather than forming part of the external elevation.

Module 3 continues the same arrangement, with three small windows on each of its exposed north and south walls. This consistent window pattern distributes daylight along the central part of the office and gives the building a regular external appearance.

Module 4 completes the eastern end. It has three small windows on the north wall and three small windows on the south wall, together with a large window in the exposed east end wall. Across the full configuration, the two large end windows and repeated side windows provide light from every exposed elevation.

External finish and internal fit-out

The exterior is finished in smooth light grey cladding, with a flat roof and slim fascia for a clean, straightforward appearance. The internal fit-out includes a kitchenette and WC, allowing the building to support routine office use on an active construction site. Indicative price and programme

The indicative price for this four-module building is £43,000 excluding VAT, or £51,600 including VAT, based on the standard fitted specification described here. This covers the four-module building with its specified smooth cladding, flat roof, glazed entrance door, window arrangement, kitchenette and WC. Delivery, groundworks and other site-specific works are not included and are quoted separately once the location and installation requirements are known.

A typical lead time is 8–12 weeks. Programme timing may depend on design confirmation, current production capacity and the requirements of the delivery site, so the installation date should be agreed against the wider construction programme.

Preparing the site

The building requires a level, prepared position with suitable support based on the ground conditions and final site plan. The site must also provide safe delivery and installation access for the four modules, including sufficient space for unloading and positioning equipment. Groundworks, utility connections and any project-specific access measures should be established before delivery and are priced separately.
