Purpose and proportions

This single-storey modular shop combines three P600 modules in a wide layout, creating a 5.9m x 6.6m footprint and approximately 34 m² of internal floor area. It is designed for the Retail & Hospitality sector, particularly independent retailers, farm shops and pop-up operators that need a defined commercial space rather than a temporary cabin.

Each steel-framed module measures 5.9m x 2.2m. The three units are linked side by side to form one fitted building, with the entrance and window arrangement providing natural light from several directions. Further applications can be viewed under modular shops.

Module-by-module layout

Module 1 forms the northern side of the building. Its exposed 5.9m north elevation has a central glazed double door set positioned between two large windows, creating the principal customer entrance and a prominent glazed frontage. Both exposed 2.2m ends — east and west — have a full-size window.

Module 2 occupies the centre of the layout. Its east and west 2.2m exposed ends each contain a full-size window, bringing daylight into the middle section of the shop without adding another external door.

Module 3 forms the southern side. The exposed south elevation has two large windows, while the east and west ends each have a full-size window. Together, the three modules provide six full-size end windows, four large side windows and one glazed double entrance.

The modules are connected internally to provide the combined floor area. A WC is included within the internal fit-out, supporting day-to-day use by staff and customers without changing the building’s compact single-storey arrangement.

Exterior finish and roof

The exterior is finished in smooth Anthracite cladding for a clean, understated retail appearance. A flat roof with a slim fascia keeps the overall profile simple and contemporary. The broad glazed entrance elevation and windows on the remaining exposed sides give the building visibility suited to customer-facing locations.

Fit-out, price and programme

The indicative price is £32,250 ex VAT, or £38,700 inc VAT, for the standard fitted specification. This covers the three linked P600 modules in the configuration described, including the specified Anthracite exterior, flat roof, glazed door and window arrangement, and internal WC.

Delivery, groundworks and site-specific works are not included in the indicative price and are quoted separately. A typical lead time is 8–12 weeks, with the working programme confirmed against the agreed specification and arrangements for the individual site.

Siting requirements

The building requires a suitable prepared base and clear access for delivery and installation. Ground conditions, levels, transport access and the space needed for installation equipment must be assessed for the chosen location. Water and drainage provision will also be required for the WC. Any planning, statutory or location-specific requirements should be established before the delivery programme is finalised.
