Configuration overview

This single-storey P600 building combines three steel-framed modules in a straight run. Each module measures 5.9m by 2.2m, creating an overall footprint of 17.7m by 2.2m and approximately 34 m² of internal floor area. The long, linear plan provides a practical basis for treatment areas, workstations and customer circulation without introducing a second storey.

Module-by-module layout

Module 1 forms the western end of the run and contains the building’s external entrance. Its north wall has two large windows. The south wall has a large window, a glazed double entrance door and a second large window. A full-size window is fitted in the exposed west end wall, bringing additional light into the end of the salon.

Module 2 sits in the centre of the building. As its two short end walls connect directly to the adjoining modules, its external openings are concentrated along the long elevations. Two large windows are fitted on the north wall and two more large windows are fitted on the south wall.

Module 3 forms the eastern end of the run. Its north wall has two large windows, while its south wall has a further two large windows. The exposed east end wall is fitted with a full-size window, balancing the full-size end window in Module 1.

Across all three modules, the repeated window arrangement gives the narrow plan regular natural light from both long elevations. The glazed double door in Module 1 provides the stated customer and staff access point. No additional external doors are included in this configuration.

Exterior and internal fit-out

The exterior is finished with vertical cladding in Anthracite. A flat roof and slim fascia keep the overall profile clean and restrained, making the building suitable for commercial sites where a smart salon appearance matters.

The internal fit-out includes a kitchenette and WC, supporting day-to-day operation without requiring staff to rely on facilities in another building. The remaining internal area can be organised around the salon owner’s operating requirements, subject to the agreed production layout and standard fitted specification.

Price and delivery programme

The indicative price is £32,250 excluding VAT, or £38,700 including VAT, for the standard fitted specification. Delivery, groundworks and site-specific works are not included in that figure and are quoted separately after the site and project requirements have been reviewed. Siting requirements

The building requires a suitably prepared site, appropriate groundworks and clear access for delivery and installation. The site review should establish the unloading position, vehicle access, working space and routes for the necessary service connections. The kitchenette and WC will require suitable site utilities and final connections. Ground conditions, local access restrictions, permissions and any other site-specific requirements must be established before installation and are allowed for separately where required.
